Projects
What is a Project?
A Project represents a real estate development — a society, township, or commercial complex containing multiple properties/units.
Creating a Project
- Go to Projects → Click + New Project
- Fill in:
- Project Name — e.g., "Sunrise Residency Phase 2"
- Builder/Developer — Company developing the project
- Location — Address, city, locality
- RERA Number — Regulatory registration
- Status — Planning, In Progress, On Hold, Completed, Cancelled
- Start Date / Expected Completion
- Total Units — Number of units in this project
- Land Area — Total plot size
- Project Type — Residential, Commercial, Mixed-Use, Township
Project Dashboard
Each project shows:
- Total units vs sold vs available
- Revenue collected vs pending
- Construction progress
- Document compliance status
- Linked bookings and site visits
Construction Milestones
What are Construction Milestones?
Track the construction progress of a project — from foundation to handover. Used for:
- Progress reporting to buyers
- Payment milestone triggers (linked to booking installments)
- Regulatory compliance
Creating Milestones
- Open a Project → Construction Milestones tab
- Click + Add Milestone
- Fill in:
- Milestone Name — e.g., "Foundation Complete", "4th Floor Slab"
- Sequence — Order in the construction timeline
- Expected Date — Target completion
- Actual Date — When it was actually completed
- Status — Not Started, In Progress, Completed, Delayed
- Completion % — Progress percentage
- Notes — Any remarks or issues
Default Milestone Templates
Pre-configured milestones for common project types:
Residential Building:
- Excavation & Foundation (0-10%)
- Plinth Level (10-20%)
- Ground Floor Slab (20-30%)
- Typical Floor Slabs (30-60%)
- Terrace Slab (60-70%)
- Brickwork & Plastering (70-80%)
- Electrical & Plumbing (80-85%)
- Flooring & Finishing (85-92%)
- Painting & Final Touches (92-98%)
- OC/CC Received (98-100%)
- Handover Ready (100%)
Milestone-Based Payments
Link payment installments to construction progress:
- Booking amount → On booking
- 20% → On foundation complete
- 20% → On 5th floor slab
- 20% → On brickwork complete
- 15% → On possession
- 5% → On registration
BOQ (Bill of Quantities)
What is BOQ?
A Bill of Quantities lists all materials, labor, and costs for a construction project. Used for:
- Cost estimation
- Vendor quotation comparison
- Budget tracking
- Actual vs estimated cost analysis
Creating a BOQ
- Open a Project → BOQ tab
- Click + Create BOQ
- Add line items:
- Item Description — e.g., "Cement OPC 53 Grade"
- Category — Structural, Electrical, Plumbing, Finishing, etc.
- Unit — Bags, Sq.ft, Running ft, Nos, KG
- Quantity — Estimated amount needed
- Rate — Cost per unit
- Total — Auto-calculated
- Vendor — Preferred supplier
BOQ Categories
- Structural (cement, steel, concrete)
- Electrical (wiring, switches, panels)
- Plumbing (pipes, fittings, fixtures)
- Flooring (tiles, marble, wood)
- Painting (primer, paint, putty)
- Finishing (doors, windows, hardware)
- External (landscaping, parking, boundary)
Budget vs Actual
- Track actual expenses against BOQ estimates
- Variance alerts when over budget
- Category-wise spending breakdown
Project Billing
What is Project Billing?
Generate and track payment demands/invoices for property buyers based on construction milestones or payment schedules.
Creating a Payment Demand
- Open a Booking → Billing tab
- Click Generate Demand
- Select milestone or installment
- System creates a demand letter/invoice with:
- Buyer details
- Unit details
- Installment amount
- Due date
- Payment instructions
Payment Schedule Types
- Milestone-linked — Payment tied to construction progress
- Time-linked — Fixed dates (every 3 months)
- Down Payment + EMI — Large upfront + monthly installments
- Custom — Flexible schedule per buyer
Tracking Payments
- Total demand vs amount received
- Overdue installments highlighted
- Receipt generation on payment
- Send reminders via WhatsApp/Email
Property Documents
What are Property Documents?
Organize all documents related to a project or individual property:
- Legal documents (Title deed, Agreement, Registration)
- Regulatory (RERA, OC/CC, Environment clearance)
- Technical (Floor plans, Structural drawings)
- Marketing (Brochures, Price lists)

Uploading Documents
- Open a Project or Property → Documents tab
- Click + Upload Document
- Select file (PDF, Image, DOC)
- Categorize: Type, Description, Expiry date (if applicable)
- Set visibility (All users, Managers only, Admin only)
Document Sharing
- Share with buyers via WhatsApp or Email
- Generate secure shareable links
- Track who viewed/downloaded
Document Compliance
- Track expiry dates (RERA renewal, insurance)
- Alerts when documents expire
- Checklist: % complete per property/project

What is a Project Site?
Track multiple physical locations/phases within a large project:
- Phase 1, Phase 2, Phase 3
- Tower A, Tower B, Tower C
- Block 1 North, Block 1 South
